Answers to your common questions

Do you charge the tenant a security deposit?+

Yes. Typically the security deposit is one month's rent.

Do you require a pet deposit?+
Pets are allowed with your permission only.   A typical pet deposit is $1000.
How do you handle maintenance requests?+

Tenants can submit a request for repair via our website.  They can also contact Excellence Property Management 24/7 for emergency requests.

What if I live out of state?+
Several of our clients I have never met, only spoken with on the phone (they live out of state).  When/if the opportunity arises and you are in the area I would love to buy you lunch and put a face to a name.  To answer the question, whether you live in the same city or live out of state, our systems remain the same.  There would be no difference.
Can I access documents pertaining to my home?+
 Yes.  If you want to check this out just let me know.  I can send you a login to a ‘Example Account” and walk you through the system.  Very easy to use.  All lease agreements, applications, receipts, notices to tenants, etc. are uploaded monthly to your owner’s site.
How do you advertise my property?+
Your property will be syndicated out on the web to several websites, including Craigslist, Zillow, Trulia, Yahoo, Hotpads, etc. 
Do I have to interact with my tenants?+
We would prefer as your property manager to be the point of contact with the tenant.  With that said, you are the home owner and we work for you.
